A New Chapter in Aspen Ownership

New is rare in Aspen.
New at the base of Aspen Mountain is rarer still.

Chalet Alpina is taking shape at one of Aspen Mountain's most established and historically significant locations.

The significance goes beyond new construction. Chalet Alpina is emerging alongside the transformation of the Lift One Corridor — bringing together a new era of slopeside living, the planned new Lift One Telemix connection, and downtown Aspen within walking distance.

The developer represents Chalet Alpina. I represent the buyer considering Chalet Alpina.

This guide examines ownership, costs, availability, comparisons, due diligence, and the questions you should consider before buying—so you can evaluate Chalet Alpina from your side of the table.

Intentionally Limited

Be First to Know. First to See. First to Choose.

With only 26 Shared-Ownership Resort Residences and 6 whole-ownership Mountain Homes planned, taking an early look gives you more time to explore the ownership options, location, residence collections, and current availability before making a decision.

An Early Look

Following its summer rollout, Chalet Alpina is currently between sales periods. Buyers had begun moving forward during the summer rollout, before the current pause. The developer is not accepting transactions at this time and expects sales to resume with the start of the season.

The developer has also indicated that pricing may increase when sales resume. In the meantime, I can help you understand the residence and ownership choices, current pricing information, and place you on the wait list for the next sales period.

Pricing, availability, and timing are subject to change and should be confirmed when sales resume.

While sales are paused, you can join my Chalet Alpina Buyer Wait List for the next sales period or arrange a private presentation to learn more about the residences and ownership options.

Beyond the Whisper

A Private Perspective on Chalet Alpina

What's public. What isn't. What you need to know before you buy.

Chalet Alpina isn't simply another new Aspen development. It is taking shape at one of the most historic locations on Aspen Mountain.

After years of planning, the transformation of the Lift One corridor is becoming real. Chalet Alpina brings together residential ownership, planned direct mountain access, a full-service resort environment, and private club amenities at the connection between Aspen Mountain and downtown.

But the more I learned about this place, the more my perspective began to change.

While researching Chalet Alpina, I went to the Aspen Historical Society looking for historic photographs and information for this guide. In talking with the staff, I came away with something more important: a sense of how much history is tied to this particular part of Aspen Mountain and the excitement surrounding the opportunity to bring that history back to the site through a new museum.

Aspen's identity was built around this mountain. Generations of ski instructors, racers, Olympians, and families have been part of its ski culture, and the Lift One area reaches back to the beginnings of that story.

What stands out to me is how the redevelopment is acknowledging the history of this place and incorporating it into what is being created now.

This isn't simply a luxury development being placed on Aspen Mountain. It is a new chapter being written on ground that already means something to this community, and I think that distinction matters when considering owning here.

And there isn't much of it.

But scarcity at Chalet Alpina isn't simply about the number of residences. It's about choice: the residence floor plan, position, view, and ownership structure that best fits the way you want to own and live in Aspen.

You may still have an opportunity to own at Chalet Alpina later. What you may not have later is the same choice.

That is why I built this guide before Chalet Alpina is complete.

I built it early to help you get a clear picture of this limited opportunity while you still have choices: how the two ownership structures work, what is currently available, what it costs, what questions to ask, and how Chalet Alpina compares with other Aspen properties you may be considering.

If the right opportunity presents itself, you shouldn't have to start your research then. This guide is here so you're informed, prepared, and ready to make the decision that is right for you.

As interest builds, the question isn't simply whether Chalet Alpina is right for you. It is whether the residence and ownership choice you would have selected is still available.

Consider this your early look at Chalet Alpina before the choices that matter to you begin to narrow.

The Bigger Picture

The Transformation of Lift One

Chalet Alpina isn't being developed in isolation. It sits at the center of a much larger transformation of Aspen's historic Lift One corridor — and that is an important part of the story for a buyer considering ownership here.

The broader redevelopment encompasses more than 320,000 square feet of new and restored buildings, together with underground parking. Just above Chalet Alpina, plans call for a separate Aman Aspen Hotel, formerly known as Gorsuch Haus, with approximately 74 hotel rooms and four private residences.

Together with Chalet Alpina and The Little Nell, this creates something Aspen has never had quite like this before: an extraordinary concentration of luxury hospitality, private residences, and direct mountain access within one of Aspen Mountain's most historic settings.

But for me, the bigger story is what is happening around it.

Transformation extends beyond the buildings themselves. The existing Lift 1A is planned to be replaced by a new high-speed lift combining gondola cabins and chairlift seating, with the new lift approximately 500 feet closer to town.

Approximately $4.36 million in surrounding street and public infrastructure improvements are also planned, strengthening the connection between downtown Aspen and the mountain.

If you're considering owning at Chalet Alpina, I think this matters.

You're not simply evaluating a residence or a new development. You're considering a place within one of Aspen's most historic mountain settings at the very moment it is being reimagined, reconnecting the mountain, the town, and a remarkable part of Aspen's history.

A historic place. A bold new future.

For me, understanding the bigger picture is the starting point.

Chalet Alpina is taking shape at one of the most historically significant locations on Aspen Mountain — the Lift One area, a place deeply connected to Aspen's earliest ski history and to generations of people who helped shape the town it is today.

What makes this moment particularly interesting is the convergence of old and new: a historic mountain setting, new residences and hospitality, and a planned new Lift One Telemix connection bringing the mountain and downtown Aspen closer together.

What is being created around Chalet Alpina is an important part of understanding the ownership opportunity itself.
